Situated atop the Palisade Cliffs and offering a spectacular skyline view of Manhattan and
environs, the Galaxy was designed and is managed so as to afford a unique self-contained elegant
style of urban living, with complete Spa, shops, restaurants, movie theatre and a wide array of
recreational activities.
The Galaxy is a condominium, with each of its 1,075 apartments individually owned- precisely as
if it was a one family home, with the owner making real estate tax and mortgage payments, and
paying as well to the Galaxy Towers Condominium Association (hereinafter the "GTCA") the
charges as determined each year by its Board of Directorsso as to cover the cost of management,
utilities, and maintenance of all the "common element" (lobbies, park, hallways, elevators, Spa,
etc.).
It is no exageration to say that the Galaxy is not just a place to live, it's a way of life. Nothing
like it exists, anywhere, at any price. And because of restrictions enacted after the Galaxy was
constructed regarding developments alongside or above the Palisades, and the prohibitives costs
the now would be entailed in attempting to duplicate our facilities, it is probable that nothing like
it will ever be built again.
DESIGN
The Galaxy was developed by Prudential Insurance Company, assisted by world reknowned
architects, engineers, and decorators.
It consist of three octagonal skyscrapers (the "Towers") rising 50 stories above the Hudson River,
two connecting apartment buildings, an 11 story garage, and an affiliated two level shopping and
convenience Mall, completely interconnected indoors.
All the structures other than the Mall start at the foot of the Palisades on the Hudson shoreline
and rise up to the height of the Cliffs, with the Towers continuing thirty stories above. Because
of this singular construction and layout:
- Access to the Galaxy is via a circular tree-lined driveway (the Plaza) off Boulevard East on top
of the Palisades, so that upon entering any of our three Tower lobbies directly from the Plaza
or through the garage guest elevators, you are already on the 19th floor and then proceed
either up or down to the residential floors.
- Each of the Tower floor has only two short sides off the elevator vestibule (on average there
are just 8-10 apartments per floor), thus avoiding the long institution like hallways in most
large apartment buildings.
- Every floor is beautifully decorated, with bronzed mirror, graphics, side wall decorative
sconces and attractive gold-bordered ceiling fixtures.
WATERFRONT DEVELOPMENT
Development of the Hudson waterfront streching from Fort Lee to Hoboken (more recently
referred to as "the Gold Coast") is slowly proceding, and will be advantageous in providing us
with even more stores, malls, and other conveniences.
The property which could most directly affect us is the 18 acre parcel in Guttenberg immediately
east of the Galaxy on the Hudson shoreline. Pursuant to an agreement entered into by us with its
owner several years ago, subsequently recorded as a permanent restrictive covenant running with
the land (so that it is binding on all future owners and cannot be varied by local governmental
authorities):
- The maximum height of any building or structure is limited to 35 feet.
- Development is restricted to townhouses and marina slips.
- There can never be any high-rise construction on that parcel which would block our Manhattan
skyline views.
AMENITIES/SOCIAL EVENTS
For most of our residents, the Galaxy is the hub of their social life. (What could be more
convenient than a two minute elevator commute to a friend's home, the Spa Lounge, or other
location in the Compex where a function is being held?)
In addition to weekly Friday night movies (free of charge), residents also enjoy periodic televised
sports events, socializing in the Spa Lounge, etc. Hardly a week goes by without a special
function sponsored by our Social and Cultural Committee, one of the various groups and clubs
constituting the Recreational Activities Committee, or other Association adjunct. Regardless of
who the designate sponsor may be, all residents and their guests are invited and welcome. A
partial list of such events would include:

To encouage, promote and coordinate the diverse special interest of our residents, the Board
established its Recreational Activities Committee.
Given a sufficient number of poeple who have expressed the desire to engage in a specific
recreational activity or hobby, the Committee furnishes the means for prospective members to
meet each other; gives guidence on how to organize; provides publicity, facilities, meeting place-and, where necessary, the "seed capital" with which to get started. The list of present of past

One of the Galaxy's best kept secrets from the outside world is the existence of it's jewel of a
park located on top of the Mall building. Owned by us and used exclusively by our residents and
their guests, it affords the most magnificent, unobscurer river and cityscape views from the george
Washington Bridge to the Statue of Liberty and Verrazano Bridge.
With manicured lawns, flowering trees, shrubs, evergreens, and ablaze with flowers from spring to
fall, our park is ideal for sunning, reading, or relaxing. (It is readily accessible from each Tower.)
HEALTH SPA / SPORTS FACILITIES
At no additional charge to its residents, the Galaxy provides one of the most comprehensive
health / sports centers available to apartment dwellers anywhere in the U.S.

SPA LOUNGE
Adjacent to our Physical Fitness Room, overlookingthe indoor pool, is the Spa Lounge. Used as
well for our Open Forums and the site of many GTCA social functions, it is primarily a quiet,
comfortable refuge for reading, studying, chatting with friends (coffee is provided on weekend
mornings) and indoor relaxation.
In the Lounge is our library, with hundreds of hardcover and paperback books.
It also features a large screen projection system, used for Super Bowl, World Series and other
major sports events, as well as for showing movies (free of charge) every Friday night.
PRIVATE PARTY FACILITIES
The Spa Lounge can be rented by residents for large private parties, complete with full kitchen
facilities and table / chair setup.
For smaller functions, the Exercise Room is likewise available, inclusive of Spa kitchen.
For parties in the resident's apartment, at minimal charge (which covers delivery and pickup) we
will furnish whatever tables and chairs may be required.
CHILDREN - FACILITIES ACTIVITIES FOR
Increasingly over the years, the Galaxy has become recognized as the preferred urban residence
for families with children, and our younger population has steadily been growing. We welcome
this trend and have done everything possible to encourage its continuance, inclusive of providing
the following:
- Outdoor playground.
- Indoor playroom.
- Availability of toys and equipment for use in our Exercise Room.
- Outdoor and indoor kiddies' pools.
- "Tot docks" in both indoor and outdoor pools.
- Game room.
(A larger playground on Boulevard East in West New York, is just a few blocks from us. Also
within easy wlking distance is North Braddock Park, with tennis, basketball and handball courts,
baseball, football and soccer fields, lake, etc.)
In addition, our Parents' Committee assists the Board in divising new or improved facilities for
children, as well as in providing specialized programs and activities which have included:

- Family sing-a-longs

- Infant/child CPR courses

SCHOOLS
Just a few minutes' easy walk from the Galaxy is the Anna L. Klein elementary school
(kindergarden through eighth grade), which has an outstanding reputation for maintaining high
education/ behavior standards.
Older students either attend North Bergen High School (transportation provided) or one of the
several excellent private acadamies such as Dwight-Englewood (20 minutes away, with door-to-door bus service).
LOBBY SERVICES
Each of our three lobbies is staffed by:
- Concierge - 7 days, 24 hours
- Doorman - 7 days, 7 a.m. to 11 p.m.
- Lobby Attendant - Tues. Thru. Sat., 11:30 a.m. to 7:30 p.m.
Available in the lobbies are:
- Drop-offs for clothes pickup by valet services.
- Shopping and luggage carts.
- Assistance (Doorman or Lobby Attendant) with loading/unloading of cars.
- Depositories for both outgoing U.S. mail and intra-Complex mail.
- Galaxy bus tickets.
In addition, the Concierge provides the following assistance:
- Greets and announces guests.
- Screens and announces delivery people, contractors, vendors.
- Accepts mail and packages.
- Calls for transportation services (limo, taxi).
- Oversees move-ins and move-outs.
- Makes necessary calls in event of emergencies.
IN-UNIT SERVICE
Rather than being compelled to rely on outside contractors, help is only a phone call away for
galaxy residents with regard to most repairs and household needs. At moderate charges intended
only to enable break-even operation, our In-Unit Service Department provides:
- Kitchen / bathroom plumbing repairs.
- Clearing bathroom or sink stoppages.
- Appliance repairs.
- Replacement of locks or cylinders.
- Minor carpentry work.
- Hanging mirrors, paintings, etc.
- Installation of electric outlets,
- Wall spackling.
- Moving heavy objects.
- Installation of new medicine cabinets, mirrors, shower curtain bars, shower heads, faucets,
toilet seats, toilet flushers, bathtub / sink stoppers.
- Caulking bathtub or tile.
- Kitchen cabinet repair.
- In addition, In-Unit Service will furnish a spare refrigerator for a limited period of time, and
can supply replacement bulbs, appliance parts, etc.
LAUNDRY, DRY CLEANING, MAID SERVICES
There are three main laundry rooms at the Galaxy, each with many machines, open seven days a
week, 8 a.m. to midnight.
We also have thirty-seven small rooms (one washer and dryer) scattered throughout the Complex,
open seven days, 8 a.m. to 10 p.m.
Several outside companies provide door to door service for shirt laundering and dry cleaning.
Although not provided through the GTCA, part-time maids and housekeepers are readily
available.
STORAGE
An inconvenience normally associated with apartment living is a shortage of sufficient storage
space - especially evident when moving from a house. To alleviate this problem, the Galaxy
makes available to its residents:
- Bicycle storage, in a locked room, at no cost.
- Storage bins, in a secured area.
- Storage rooms.
CABLE/TV
The Galaxy is wired for cable, thus affording the availablity of immediate access to Vision Cable
TV Company's system (including HBO, Cinemax, Sports Channel, etc.) for those resident who
wish to subscribe.
In addition, every apartment has an outlet providing connection to our master TV antenna.
SECURITY
It is no coincidence that the Galaxy is noted for the extraordinarily high degree of security and
safety provided to its residents.
- Other than by people who live here, access to the residential portions of our Complex can be
attained only through the lobbies, which are manned 24 hours per day.
- We maintain a large security staff, likewise providing 24 hours monitoring and patrols.
- Each apartment has an intercom connection to the Concierge desk.
- Each apartment has an intrusion alarm system. Once activated, any unauthorized entry would
result simultaneously in the emission of a loud signal in the apartment and a signal to the
Concierge, who would then immediately contact Security.
FIRE SAFETY / DETECTION
The Galaxy was constructed
(concrete floors and ceilings) with numerous protective devices/precautions which include:
- Smoke detectors in every apartment.
- Smoke detectors in elevator vestibules.
- Fire alarms/loudspeakers adjacent to apartments on every floor.
- Sprinkler system in compactor rooms and compactor chutes.
- Periodic fire drills or alarm tests conducted by the Guttenberg Fire Department in conjunction
with our own Facilities and Safety Committee.
PARKING / VISITORS
GUESTS / VISITORS
From the time they enter our Complex until they leave, guests and visitors are accorded V.I.P.
treatment and every effort is extended to make them feel welcome.
- They are entitled to reduced parking rates in our garage (as well as one-half hour free parking
for pickups, deliveries, etc.).
- If a resident wishes to do so, he or she can sign for the guests parking charge.
- On entering one of our beautiful lobbies (20 ft. Ceilings), the guest is greeted by the Concierge,
and announced.
- Each apartment has two guest passes permitting use of all our Spa facilities.
- Temporary Spa passes are obtained, at minimal charge (valid for up to 90 days), for guests
who will be staying with a resident for an extended period.
(Excellent accommodations are available, at modest rates, at the nearby Binghamton Motor Inn
- just eight minutes away.)
GARAGE
One of the more unusual features of the Galaxy is our ability to comfortably accommodate car
parking not only for all residents, but for their guests and visitors as well. Additional garage
amenities are:
One-half hour free parking for residents' contractors or guests making quick stops, pickups,
deliveries.
"First Aid" flat tire inflation and battery jump start (at no charge).
OPERATIONS
GOVERNMENT MATTERS
Galaxy
We are a true democracy, with each apartment entitled to one vote in the annual election of
members of the Board (3 Directors are elected each year) regardless of the apartment size or
location, or the amount of assessments paid for it. The nine person Board elects the GTCA's
officers (President, Vice President, Treasurer and Secretary), established and administers the rules
and regulationsintended to enable us to live together compatibly, fixes the annual Budget (which
in turn determines the amount of assessments to be paud by each apartment), makes all policy and
important administrative decisions, and supervises the expenditure of funds as well as the
functions of our in-house management staff.
Guttenberg
We have developed an excellent working relationship with Town officials (Mayor and five
member Council); a new district was created for the Galaxy; voting booths for all Federal, State
and municipal elections are in the mall; and Galaxy residents are members of every major
municipal board and agency, including the Board of Education.
MANAGEMENT
The Galaxy is one of the very few large Condo or Co-op Associations in the U.S. which does not
utilize the services of an outside managing agent, at a saving of hundreds of thousands of dollars
per year.
Instead, active hands-on management is provided by the GTCA's Board of Directors with the
assistance of its eleven Committees staffed by 100 volunteer residents, and a professional in-house
management staff with a roster of 140 employees.
In effect, 250 people devote their time and attentionto the needs and desires of our residents,
constantly seeking means of enhancing services and facilities so as to continually improve the
Galaxy lifestyle of which we are so proud.
FINANCES
The Galaxy is well financed, with a demonstrated strong record of financial management.
There has never been a special assessment.
Our annual assessments (paid pro rata monthly), which cover all costs of operation inclusive of
energy and utilities, are extraordinarily low.
Our reserves for replacement, new equipment, improvements and redecoration, exceed $3 million.
OPEN FORUMS
To assure adaquate direct communication with residents and to keep them current with what is
transpiring at or affects their Galaxy home, the GTCA Board of Directors holds periodic Open
Forums. These "Town Meetings" feature important subjects, as well as general question/answer
sessions during which those in attendance can inquire as to any matters of interest to them.

and our in-house publication, The Galaxy News.)
SALES, LEASES, PETS
Consistent with our concept that a condominium is the equivalent of a one family home and
should therefore be subject to as few restrictions as possible:
- No Board or other approvals are required for the sale of an apartment.
- There are no limitations on nor approvals required for the lease of an apartment, provided that
the term thereof is no less than six months (to avoid transients).
- Pets are permitted, to a maximum of two per apartment.

THE MALL
Although independently owned and operated, the Mall is closely affiliated with us, and we provide
many of the services and utilites required for its operation.
Available to our residents in the Mall, which can be reached from any part of our Complex
without going outdoors, are:
- "The Green Kitchen," with bar/lounge and private catering room; and
- "Pasta Pizza" for Italian specialties.
- (Both provide direct delivery service.)
- Drug store (with prescription dept; full line of medications, sundries and greeting cards; and
U.P.S. depot).

Shopping
An easy 15-20 minute drive from the Galaxy are the famous Secausus outlet centers, with dozens
of shops and stores selling clothes, shoes, furniture, housewares, food and virtually anything else
you might need. Literally a shopper's mecca, with plentiful free parking, these discount
operations offer outstanding quality, selection and value, featuring many famous names such as
Calvin Klein, Liz Claiborne, Gucci, Bally, Gitano, Burlington, Corning, Jindo, and a host of
others. (Note also that there is no sales tax on clothing purchased in New Jersey.)
Besides the increasingly numerous stores and boutiques rapidly arising at our doorstep on River
Road, just 20-25 minutes away are the huge Riverside Square and Garden State Plaza malls
(Saks, Bloomingdale's, Macy's, etc.).
Supermarkets
On River Road, within 2 miles of the Galaxy, is Yaohan's - featuring fresh fish and produce, as
well as a full line of American and Japanese groceries and food products.
In North Bergen and Fort Lee, 10-15 minutes away, are Pathmark, A&P, Shop Rite, Grand
Union, and Fairway.
Restaurants
Within a five minute walk are The Lighthouse and G.P.'s (both Italian/Continental), China on the
Hudson (Chinese) and Nagoya (Japanese).
An 8-10 minute drive brings you to:

TRANSPORTATION / LOCATION
We are in the town of Guttenberg (pop. 10,000), directly opposite Manhattan's 79th Street yacht
basin, 2 miles north of the Lincoln Tunnel and 5 miles south of the George Washington Bridge.
To our south is West New York, followed by Weehawken and Hoboken.
To our north is North Bergen, then Edgewater and Fort Lee.
The Galaxy is at the hub of the New York-northeastern New Jersey metropolitan area, easily
reached, and affording ready access to numerous major arteries, bridges and tunnels.
COMMUTING TO MANHATTAN
Several means of convenient commutation are available at or immediately adjacent to the Galaxy.
Galaxy Bus
Our own private bus service, to the midtown and downtown areas of Manhattan, starts directly
from our Plaza.
New Jersey Transit
A bus stop directly across the street from us, provides transportation to the New York City Port
Authority building.
Vans
Private vans, at the same fare as N.J. Transit, likewise stop frequently across the street, going to
8th Avenue at 42nd Street.
Port Imperial Ferry
Crosses the Hudson to both midtown and downtown, with buses on the other side making stops
at convenient locations. Access is by shuttle bus across the street from us, or by car 5 minutes to
the ferry terminal off River Road.
(In addition, public bus service is available to the PATH station in Hoboken.)
DIRECTIONS TO THE GALAXY
From Manhattan
After leaving the Lincoln Tunnel, take curving ramp to first exit (which says "Weehawken/Blvd
East"); turn right onto Boulevard East and continue bearing right following the Hudson River, to
70th Street; enter our garage (at the 16th floor) from Boulevard East.

Take upper level of George Washington Bridge to second ("Fort Lee") exit off bridge; make
first right at sign "Hudson Terrace"; proceed to traffic light, turn right at light and follow road
(becomes River Road) to first traffic light after the Palisades General Hospital; make sharp right
turn at the light and go up hill to enter our garage (8th floor).
From elsewhere in New York: Take either the Triboro or Whitestone bridge to Cross Bronx
Expressway to upper level George Washington Bridge, and then follow directions above.

From points in New Jersey: Take New Jersey Turnpike to exit for Lincoln Tunnel; take last exit
in New Jersey ("Weehawken"); follow service road to end' turn left onto Boulevard East, and
then per directions above.
